The Borrower group consisted of a builder who had previously completed smaller townhouse projects in Calgary and this was their largest project to date and first project with an underground parkade. We were able to obtain a high leverage loan without the requirement for any pre-sales. This provided the Borrower with the rare opportunity to both minimize the equity required and not have any pre-sales. The Borrower leaned on us to guide them through the entire construction loan process.
